An annual committee budget residents can understand
Build a plan from actual expenses, contracts and known needs.

Gather a complete year of expenses where available and label exceptional items so they do not become a recurring monthly assumption. Group cleaning, lifts, electricity, insurance, gardening and categories relevant to your building.
For each category, record commitments, assumptions and payment dates. Explain the purpose of a reserve and obtain the required approval. A fee calculator estimates from inputs; it does not establish legal liability or the proper allocation rule.
Show budget against actual spending and explain material differences. Funds remain in the committee account; software entries do not replace a bank reconciliation. Update the forecast when contracts or needs change.
